HSA designed core and shell improvements to transform an outdated suburban office building into a lively and energetic atmosphere. The goal was to create a space that echoes the hustle and bustle of urban life to attract prospective tenants in the greater Philadelphia market.

Design ideas focused on the redesign of the main lobby and cafeteria space, as well as the addition of a fitness center. HSA created digital renderings to help tenants visualize what the building could be. These images were incorporated into a marketing and leasing package for potential tenants.

In addition to conceptual design schemes, our team provided options showing how to divide the building into tenant areas. Each option was calculated using BOMA standards to identify the impact of different tenanting options versus rentable square footage.
